If the title to your property is not clean, you may not be able to obtain a loan on or sell your property. 

Quiet Title

Occasionally, someone will record a lien or encumbrance on your property claiming an interest in the property.  This may arise from someone recording an improper mechanic’s liens, lis pendens, deed of trust, etc.  

If this happens to you, you may be entitled to file an action to “quiet title” in which your lawyer will ask the court to clear title of any defects, in your favor.  

We have successfully prosecuted many quiet title actions. In a case, we successfully argued that our client shall be the owner of a property even though the title of the property was vested on another person.
